Setting a new standard for amenity-rich off-campus living, the privately-developed The Varsity stands at the main entrance to the University of Maryland’s College Park campus. The mixed-use community balances students’ desire to live with friends with a demand for privacy, attention to design, and varied amenity spaces. Suites contain private bedrooms with en suite bathrooms, generous living areas, and updated kitchens in a variety of bedroom counts and combinations.
The project, which required intensive coordination between the developer, University and City, was a key contributor to the revitalization of Route 1 through its retail colonnade, landscaping, generous setbacks, and inviting public spaces. Residents are also served by private amenity spaces to support academic, social, and fitness activities.
Site planning included consideration of traffic flow and separation of public and private parking and access. The project is built over the floodplain, cantilevered above the water flow with raised walkways, providing a transition to the natural landscape.
