The Summit at St. MartinsOpening its doors in October 2010, The Summit at St. Martin’s Apartments is an urban housing project in the District of Columbia. The project consists of a 178 units, 5 story apartment building with a parking garage featuring a mix of affordable housing units. The project features multi-level courtyards, terraces and rooftop playground. Residents also share common areas such as a multi-purpose conference room with kitchen, a library, exercise room, and a cafe with lounge. The design process including the relocation of an existing ninety year old convent on the site in order to maximize dwelling units while providing the convent with a more predominant location on the site. The E-Shaped layout of the building allows for improved passive solar heating and cooling while providing a view of the Washington monuments to a vast majority of the units. The massing and character of the building was also designed to be respectful of the surrounding urban fabric. The monumental pedestrian and vehicular entrance are located on the five story T Street facade while the Todd Place facade faces historic townhomes; this facade was designed to break down the scale of the building by including walkout townhomes. “The building is simply stunning.
