Introducing The Alaire

Coming in March: The Alaire – 279 apartment located over an active retail streetscape at Twinbrook Station- the first project in the DC area to receive “Gold Certification” under the United States Green Building Council’s (USGBC) LEED for Neighborhood Development program.  The LEED ND Rating System is the first national system for neighborhood design that integrates principles of smart growth, new urbanism, and sustainable building.

Grimm + Parker designed this mixed-use project in an exciting smart growth development area and during a residential real estate market downturn.  Our challenge was to adapt to the changing economic climate and fluid conditions that impacted everything from the apartment unit mix to the level of interior and exterior finishes.  We did so with the end in mind – a vibrant and sustainable pedestrian-friendly community with the amenities and blend of uses that support a dynamic urban lifestyle.

Sustainable, smart growth projects like The Alaire have long been part of our mission and that of The JBG Companies, the project’s owner and developer.  The high-density and mix of uses in close proximity to Metrorail will reduce dependence on the automobile, creating a pedestrian-friendly community, while the innovative design of the residential units and retail spaces will result in greater energy efficiency and significant reductions in water use.  These goals in combination with appropriately scaled buildings, landscaped open space and lively streetscapes will provide residents with an enriched living experience and the satisfaction of taking part in an environmentally-friendly community.

As a result of its many exciting innovations, The Alaire has been selected by the USGBC to feature in its national Project Profile series – highlighting new and existing developments that embody principles of sustainable smart growth.
